Organising the services required and associated expenditure for the maintenance of communal areas within a residential Apartment/Housing Development can present real problems.

There are legal requirements as well as financial implications. Charterhouse Property Management will act on behalf of the Owners/Residents to ensure the effective management of the development.

Services Provided

  • Call and attend Annual General Meetings, Take Minutes and provide shareholders with copy on request.
  • Collect all moneys due in respect of Service Charge. Process small claims proceedings against defaulters.
  • Arrange adequate insurance for the entire development, collect payments and process all claims.
  • Update records on change of ownership.
  • Issue new share certificates.
  • Supply information to solicitors with regard to past accounts, minutes, insurance, Memorandum and Articles of Association.
  • Prepare detailed Income & Expenditure statements.
  • Administer Annual returns and financial statement to Companies Office.
  • Prepare deatiled Income and Expenditure statements.
  • Prepare budgets and advise as to the appropriate level of service charge.
  • Liase with Maintenance contractors, gardeners, window cleaners and cleaning companies
  • Arrange any miscellaneous repairs to common areas as requested, process invoices and settle payment from the Service Charge account.
  • 24hr emergency contact numbers available.
  • Organise external repainting or similar work in line with the terms and conditions of the property lease.
  • Collect moneys as required.
  • Ensure that the terms of leaseare enforced.
  • Be available for discussion with Directors (appointed representative) in respect of efficient management of development.
