Responsibilities
Owners/shareholders of properties with common areas have legal and financial obligations. Charterhouse will examine legal documentation and ensure that you are advised on the requirements necessary to meet with these.
Meetings
Call and attend Annual General Meetings, take minutes and provide owners/shareholders with copies.
Finance
Collect monies due in respect of service charge and insurance to ensure the smooth running of the development.
Insurance
Arrange buildings and ground insurance for the development.
Company Compliance Requirements
Update records of change of ownership.
Arrange for the issue of new share certificates.
Prepare sales packs for solicitors.
Administer annual returns and financial statements to Companies Office.
Accounts
Prepare detailed income and expenditure statements.
Budget
Prepare budgets and advise on the appropriate level of service charge provision.
Maintenance and Repair
Appoint and liaise with building contractors, gardeners, window cleaners, painting contractors and cleaning companies as required.
